This website is about my experience working with The KlearWater Revocable Trust under trust instrument dated July 14, 2020 and whom I believe its agents are Cook County Criminal Court Judge Kristal Rivers and Harry Parson.
FULL DISCLOSURE: I used the services of one of the agents, whom was an attorney at the time, when I was involved in criminal activity, while I was younger. (Keep this in mind because this is going to be important part later.)
TIP TIP TIP:
Before you take on any client ask if they have spoken to any additional builders and find out why they had not taken on the client. If I could do it over again, I would definitely contact previous builder(s) and ask why did they pull out.
Harry Parson and Cook County Criminal Court Judge Kristal Rivers are associated with The KlearWater Revocable Trust under trust instrument dated July 14, 2020 and my company was contracted to build a single family residential home. This Trust and/or agents solicited my services. They spoke to another builder possibly multiple ones, to build this home. But for whatever reason, for such a perceivable prestigious couple, these other builders did not end up doing the construction for them. Now why is that you asked? Now, you will be able to decide on your own later after reading these experiences that I had with them, why the other builder(s) hightailed it in the opposite direction and never contracted with them to build this nice home for them?
Could it be that they had champagne and caviar taste but only bologna money?
Where do I begin? Let's begin here.
Keep in mind just because someone has a "Title" before their name does not mean they are automatically honorable. Keep in mind as well, they are human. To begin this saga, my company was contracted to build a home from one set of plans, subsequent to the signing of those sets of plans I was then given many different iterations of plans to have "ON-SITE" which were not the ones that they wanted me to actually build from. I know, you're already saying what!? What does that mean you say? You can infer on your own. But is that the beginning of an "above-board" relationship? If one of them was a real estate agent, would you buy a house from him? I would think not. If one of them was an arbiter of justice for your court court case, would you give them a vote of confidence? I think not.
My crew were instructed to build from so many different architectural plans that were different one day to the next, so much so that they were so tired of the constant reframing to only reframe for walls that were on one plan but not the other plans, that after a few weeks of the agents making constant changes and revisions and incomplete, inaccurate, different and ambiguous architectural plans and constant and daily interference, they quit!!! The framing crew was using ladders to get to the second floor the female agent, after being told the stairs weren't being built yet, demanded that temporary stairs be built to allow them access to see the wood being put on the next deck! It was a cluster F*uck!!

I can't make this up but in the very beginning of the project, I was told by one of the guys from the tree removal crew that one of the owners tried to climb one of the trees that they were cutting down. If you're thinking that I have any idea what someone other than the tree cutting worker would be doing in the way as they are doing their job removing trees, then you are mistaken because I have know clue. But I did hear an agent of the Trust walk right up to the head of the tree removal crew and began negotiating prices with my subcontractors right there under falling tree limbs. Talking about Low Class!! This was only the beginning of the interference.
Now keep in mind, I'd had a previous business/client/working relationship, whatever you want to call it, with the primary agent of the Trust not the subsequent agent, so I felt no need to be suspicious when I was told that they were hovering around everyday for hours of the day because they were extremely excited and wanted to see every process of their new home being built. Hmmm, what am I to think when they started getting the personal cell phone numbers of the workers that I hired, to have them come and do side work on MY project that I was contracted to do. Does that sound HONORABLE to you? Not to me either! It doesn't stop there. I will come back to that.

Builders, if someone expresses interest in building houses with you as a partnership, stands around everyday for hours on end, admittedly researched how Google says certain trades should be performed, asks your subcontractors for their telephone number so that they can be hired to do side work for them, breaches the contract by bringing none of their own subcontractors while your team is clearly still in there working and then constantly asks you for a list of the contractors that you have utilized phone numbers, contact information and costs for trades, would you be suspicious that they were trying to befriend you, be an opportunists and possibly start building themselves. Would you allow someone to take the easy route and you open up your contractor personal telephone numbers and contractor's costs to them? I didn't think so either.
Now in Chicago, it is City code that you get approval for your home to be used as an AirBnB. In other words, it is ILLEGAL to have your home used as an AirBnB without the appropriate zoning and approval. I was asked to install a doorway in between the stairwell that separates the basement from the main house, for the purposes at the time, to distinguish from the ILLEGAL AirBnB, which was not approved on one of the sets of plans I was given by the agents of the trust. Sounds "honorable" to you?? You decide. Not me.
You tell me what you think if you were contracted to build a new construction home worth upwards of $750K and the owner asks you to go to a mansion on the North Shore that was a foreclosure or having an auction, to remove material to put in their new construction home to save a few dollars. I can't make this stuff up. In all fairness, if you admitted to getting another real estate agent to allow you inside of a multi-million dollar property only to take photos of a custom-framed ceiling for your home, under the guise that you had a potential buyer, would that be fair. What if you brought photos of that custom-framed ceiling back to your Builder and express to him that you wanted the ceilings that were in that multi-million dollar home in your home and that you were expecting that to be included in your home and you do not want to pay extra? Is that fair?? Is that having Champagne taste but bologna money? Or is that being an opportunist?
After the agent that "calls the shots" for the Trust tried to press me to perform work in a progression that was not conducive to the efficient completion of the project according to the Builder, the agent of the trust threatened and did delay the signing of the request for draw request forms and the agents demanded a list of all my subcontractors. Unplanned changes in order of construction are common. This delay caused interruptions in the flow of the building process, including trades getting paid and disciplines being completed. Anyone knows, a lack of cash flow strangles a construction business. Slow payment (and nonpayment) is a threat to a builder's livelihood.
